The options, cheapest first
Clean and cut. Roots and buildup come out with a cutting head or hydro jetting. Cheapest, but roots come back, usually within one to two years.
Spot repair. One bad section, dug up and replaced. Good when the rest of the pipe is sound.
Trenchless relining. A new pipe cured inside the old one. No trench across the lawn, no broken driveway, and the joints where roots get in are gone.
Full replacement. When the pipe has collapsed or sags badly, it has to be dug and replaced. We price the dig, the permit and the restoration in writing.

The City's Flood Control Program targets drainage built before 1978, and the same neighbourhoods, Markham Village, Unionville, Thornhill and early Milliken, carry the oldest private sewer laterals too. Old joints let roots in; mature trees on those streets supply them. In newer areas we see fewer roots and more damage from construction: laterals crushed or offset during a renovation, landscaping or a new driveway.
Common questions
How do I know if it is the sewer line and not a drain?
If several fixtures back up at once, the basement floor drain gurgles, or the same backup returns within months of a cleaning, the problem is likely in the main sewer line. A camera settles it in half an hour.
What is trenchless relining?
We clean the old pipe, then pull a resin-soaked liner through it and cure it in place, so the lateral gets a new pipe inside the old one without digging up the lawn or driveway. It needs the old pipe to still hold its shape; a collapsed section has to be dug.
Does the City of Markham pay for any of this?
Through the Private Plumbing Protection Rebate, the City pays back up to $2,500 for relining or repairing a sanitary or storm lateral, if your property qualifies and the City approves the work before it starts. The permit deadline is April 30, 2027.
Can I see the camera footage?
Yes, always. You get the recording to keep, whether or not you hire us for the repair.
Who is responsible for the part under the street?
The City maintains the municipal sewer. If our camera shows the problem is past your property line, we give you the footage and the distance so you can report it to the City of Markham.
